Why short stays work in Florence

Who comes and why, from our experience on the ground.

Tourists almost all yearFlorence works in every season: the quietest months are August and November, the rest of the year the calendar fills up.
CareggiAround the hospital come patients and their families, but also doctors and trainees: longer stays, often out of season.
More than a regular leaseCompared with a traditional or student lease, short stays usually earn more and leave you more control over your home.
What we do for you

You receive the earnings. We take care of the rest.

From council paperwork to the monthly statement.

Paperwork in FlorenceThe rules in Florence changed recently: in much of the city no new short-term rentals are being authorised. We check whether your home is among those that can still operate, then we handle all the paperwork. The council is slow and sometimes gets the data wrong: we keep pushing until it is sorted.
Check-in without outdoor key boxesIn Florence key boxes are not allowed outside buildings: we use smart locks managed remotely and, where needed, one of our team hands over the keys in person.
Listings and pricingProfessional photos, Airbnb and Booking listings, and prices updated daily on the Florence market.
Guests looked after 24/7Messages before, during and after the stay, online check-in and support at any hour.
Professional cleaningProfessional cleaning companies between guests, with fresh linen. The guest pays for it within the booking.
Tourist tax and statementWe collect and pay the Florence tourist tax (€6 per person per night, up to 7 nights) and every month you receive the statement, line by line.

Can I still open a short-term rental in my area?

The rules in Florence changed recently and in much of the city no new short-term rentals are being authorised. Send us the address: we will check whether your home is among those that can still operate.

How much is the tourist tax in Florence?

€6 per person per night, up to 7 nights. We collect it from guests and pay it to the council, and you find it in your statement.

Does it earn more than a regular or student lease?

In our experience usually yes, and it leaves you more control over your home. After the visit we prepare a comparison with the numbers for your area, so you decide with the facts in hand.

How do guests get in?

With smart locks managed remotely, because key boxes are not allowed outside buildings in Florence. In some homes one of our team does the check-in in person.

Who pays for cleaning?

We organise cleaning with professional companies between guests. The guest pays for it within the booking, and it appears line by line in the statement.

How much does it cost?

A percentage of what the home earns, agreed home by home: we tell you after seeing the property. If the home earns nothing, you pay nothing.

Is there a contract?

Yes. We sign a clear contract, which we explain point by point before we start.

Can I use the home whenever I want?

Yes. At the start we agree together how many days a year you want to keep for yourself: within that number, you use the home whenever you like. Tell us the dates and we block them on the calendar.
